2. Zoning Amendments
Density in Senior Housing District. Accepted 7-0. Amendment #1 - Amend Senior Housing Overlay District To see if the Town will vote to adopt Amendment #1, as proposed by the Planning Board, to amend the Salem Zoning Ordinance as follows: Revise Section 490-601F(3) to read as follows: (3) Development density. (a) Maximum allowable density shall be based on project location as follows:  Commercial-Industrial Districts: ten five units per acre  Town Center District: eight four units per acre  Residential Districts: four two units per acre same as underlying district  Business-Office Districts: four two units per acre  Rural Districts: two one units per acre same as underlying district
Restrictions on Retail west of Rt. 93. Accepted 7-0. Amendment #2 – Revise Restrictions on Retail Stores and Restaurants West of Rt. 93 To see if the Town will vote to adopt Amendment #2, as proposed by the Planning Board, to amend the Salem Zoning Ordinance as follows: Revise Section 490-501C(3)(e) as follows: (3) In Commercial-Industrial Subdistrict B: (e) In that portion of the CI-B west of Interstate Route 93, the permitted uses under Subsection B(1) and (3) shall be restricted as follows:  Any single retail store permitted under Subsection B(1)(b) shall be limited to not more than 1,500 5000 square feet, and no more than 10,000 sf of retail uses shall be allowed on any one lot.  No lot shall be dedicated exclusively to the uses outlined in Subsection B(1)(b) but such uses shall constitute not more than 50% of the effective use of the buildings or structures on said lot.  Restaurants permitted under Subsection B(1)(c) shall not be larger than 1,500 5,000 square feet and shall not be allowed to have Drive-through service shall only be allowed if the Planning Board finds that the site is suitable for the proposed use, there will be no adverse impact on traffic or pedestrian safety, and that the modification will be consistent with the spirit and intent of this chapter and the Master Plan. 2  Retail stores associated with permitted uses under Subsection B(3) shall be accessory to the main use and shall not comprise more than 20% of the gross floor area of the building.
Allow Wholesale Trade of Goods or Showrooms. Accepted 7-0. Amendment #3 – Allow Wholesale Trade and Showrooms as Permitted Use in Industrial District To see if the Town will vote to adopt Amendment #2, as proposed by the Planning Board, to amend the Salem Zoning Ordinance as follows: Add the following permitted use to Section 490-502B: (8) Facilities for wholesale trade of goods and materials; (9) Showrooms up to 40% of the gross floor area of the unit but not exceeding 5000 square feet
